Island Indoor Air Quality Specialists delivers Florida's gold standard in mold assessment, and air quality testing — protecting the homes and businesses of Amelia Island and the surrounding coast.
Florida's warm, humid climate creates ideal conditions for mold growth — especially along the coast. At IIAQS, we understand the unique environmental pressures facing Amelia Island properties, from salt-air exposure to hurricane-season moisture intrusion.
We are one of the only firms in the region where both founders hold full Florida state licensure as mold assessors and remediators — meaning you get unbiased assessment backed by the expertise to fix what we find.
A company providing a report and/or protocol should not be the same company providing the remediation, checking and clearing their own work. Though we are licensed remediators and have performed this type of work for several decades combined, it is a conflict to provide both services.
We now specialize in air quality testing. This means that you get the best of both industries from specialists that have previously followed these reports/protocols and performed the remediation.
We have a real world understanding of the proper work that needs to be performed and the protocols that should be provided.
From the first visual inspection through lab-verified results, we handle every step with licensed precision.
A thorough visual inspection combined with air and surface sampling sent to an AIHA-accredited laboratory. You receive a clear, written report detailing findings, spore counts, and species identification — documentation suitable for real estate transactions, insurance claims, and legal proceedings.
Beyond mold, indoor air can harbor volatile organic compounds (VOCs), allergens, bacteria, and particulates. Our air quality testing gives you a complete picture of what your family or employees are breathing every day.
Our moisture assessment services are designed to identify areas of elevated moisture, water intrusion, and conditions that may contribute to mold or other indoor air quality concerns. Using professional moisture detection equipment and visual inspection techniques, we evaluate accessible building materials and areas for signs of current or past moisture problems. When elevated moisture is identified, we help determine potential sources and provide recommendations for addressing the underlying issue. A moisture assessment can be an important first step in protecting your property and maintaining a healthier indoor environment.
Buying or selling property on Amelia Island? Our pre-listing and pre-purchase mold assessments give buyers confidence and help sellers get ahead of potential deal-killers. Reports are delivered promptly with clear findings — no technical jargon, just the facts you need to close with confidence.
Hotels, condominiums, rentals, and commercial buildings present unique mold risk — especially in Florida's climate. IIAQS provides ongoing air quality programs, post-storm assessments, and tenant-complaint inspections that keep property managers ahead of liability.
A consistent, science-backed process — from your first call to your final clearance report.
We conduct a thorough visual inspection covering all areas — crawl spaces, attics, HVAC systems, bathrooms, and any areas with prior water damage or musty odors. We also review any occupant symptoms that may indicate mold exposure.
Air samples capture airborne spores using calibrated cassettes. Surface swabs and tape-lift samples are collected from suspect areas. We measure humidity, temperature, and moisture levels throughout the structure.
All samples are submitted to an AIHA-accredited third-party laboratory. Results typically return within 48–72 hours and are analyzed by our licensed assessors for species identification and concentration levels.
You receive a clear, written assessment report with findings, photographic documentation, and lab results.
Florida Statute Chapter 468, Part XVI requires that any person performing mold assessment or mold remediation for compensation hold a state-issued license. Hiring an unlicensed contractor voids your legal protections, may invalidate insurance claims, and leaves you with no recourse if work is performed improperly.
